DETACHED HOMES for Sale in Springfield, Kingstowne 22315, Landmark 22304, Burke, Annandale, and Lorton

  • September 2016’s median sales price of $399,900 was just slightly below last year’s $400,000 and down 5.0% or $20,850 from last month.
  • Sales volume across the DC Metro area was more than $2.0 billion, up 0.1% from last September.
  • Closed sales of 4,183 were up 1.6% compared to last year, the highest September level in a decade.
  • New contracts decreased by 1.9% to 4,692, the first year-over-year decline since January 2016.
  • New listings of 6,779 were down 1.5% year-over-year but up 23.3% compared to last month.
  • Active listings of 11,102 are down 14.3% compared to last year. This is the fifth consecutive month of declines in year-over-year inventory levels.
  • The average percent of original list price received at sale in September was 97.5%, up from last year’s 97.1% and unchanged from last month.
  • The median days-on-market for September 2016 was 24 days, three days lower than last year.


In Kingstowne 22315, the median sold price for Detached properties for September was $554,000, representing an increase of 4.8% compared to last month and a decrease of 15.3% from Sep 2015. The average days on market for units sold in September was 38 days, 2% below the 5-year September average of 39 days. There was an 11.1% month over month increase in new contract activity with 10 New Pendings; a 16.7% MoM decrease in All Pendings (new contracts + contracts carried over from August) to 10; and no change in supply with 18 active units. 


In Landmark 22304, the median sold price for Detached properties for September was $575,000, representing a decrease of 23.5% compared to last month and a decrease of 9.4% from Sep 2015. The average days on market for units sold in September was 6 days, 85% below the 5-year September average of 39 days. There was a 125% month over month increase in new contract activity with 9 New Pendings; a 120% MoM increase in All Pendings (new contracts + contracts carried over from August) to 11; and a 7.7% decrease in supply to 24 active units.

In Lorton, VA, the median sold price for Detached properties for September was $620,000, representing an increase of 4.2% compared to last month and a decrease of 4.6% from Sep 2015. The average days on market for units sold in September was 113 days, 87% above the 5-year September average of 61 days. There was a 15.4% month over month increase in new contract activity with 15 New Pendings; a 3.8% MoM decrease in All Pendings (new contracts + contracts carried over from August) to 25; and a 5.6% increase in supply to 95 active units.

In Springfield, VA, the median sold price for Detached properties for September was $485,500, representing a decrease of 5.7% compared to last month and a decrease of 3.9% from Sep 2015. The average days on market for units sold in September was 47 days, 18% above the 5-year September average of 40 days. There was a 22.4% month over month decrease in new contract activity with 52 New Pendings; a 17.6% MoM decrease in All Pendings (new contracts + contracts carried over from August) to 70; and a 2.9% increase in supply to 142 active units.
